LRA's Quarterly Report of Single Family Homes: Spring 2019


Our market remains strong, albeit showing some signs of cooling into the summer months despite low inventory. Buyers were backing off fall a little bit, but while there is no shortage of buyers in the market, they are willing to wait longer, forcing sellers to reduce prices at much higher rates than in the past 24 months. Relocations from out of state continue to contribute to the population of buyers in our East Boulder towns.   

MARKET STATISTICS FOR SINGLE FAMILY HOMES: LOUISVILLE, COLORADO 

The median list price took a large dip down from $739,000 in early August 2018 to $652,000 at the end of June 2019.  Louisville's inventory remains relatively low at just 44 homes on the market. "Days on Market" (DOM) is at 42 days as of the end of June, not too far off 46 as of the end of March, which includes time to close. We have seen a large number of listings lowering prices, which is no different, as 55% of sellers are offering price reductions this season, way up from 9% in March 2017. MARKET STATISTICS FOR SINGLE FAMILY HOMES: SUPERIOR, COLORADO 

This table below shows that the Town of Superior has a consistent supply with 38 homes for sale as of June 30, 2019 close to the 39 homes for sale in May 2018. The median list price for homes in Superior has been increasing over the past years from $502,000 in December 2017 to $755,000 as of March 2019, but now down a bit at $767,500 as of June 2019. Sellers in Superior don't have to reduce their price as much, with only 18% doing so this past spring.  "Days on Market" (DOM) is currently at 38, which is has not changed since last year, which includes the time required to close.  Check out all available listings in Superior here

MARKET STATISTICS FOR SINGLE FAMILY HOMES: LAFAYETTE, COLORADO 

The table below shows inventory levels have been hovering in the 70s and 80s  since the winter of 2018 and today is at 70 homes. However, Lafayette's home prices have jumped up dramatically from $595,000 in August 2018 to a whopping $730,000 as of June 2019.   "Days on Market"  is sitting at 77 days, which is among the longest we have seen for East Boulder County in some time.  Sellers who have decreased their price sits at 40% today, which is much higher than the 9% we saw in the Spring of 2017.  Check out available listings in Lafayette here.

MARKET STATISTICS FOR SINGLE FAMILY HOMES: ERIE, COLORADO 

Erie continues to be the East Boulder community with the most homes on the market as compared to its neighboring towns. With a reported 137 single family home listings by the end spring in June 2019, it is a little bit down from 188 in November 2018.  Homes in Erie have a median list price have dropped a little from $595,000 in March 2019 to $587,887 in June 2019. Home values are holding strong in Erie, as in all of Boulder County.  Days on Market (DOM) is at 72 in March 2019, slightly down from 95 in November 2018, and way down from 141 in May 2018. Erie tended to see longer DOM than neighboring towns, likely because of the popularity of new home developments in Erie, which involve a longer sales process resulting in more time required to close on a home. Sellers offering price reductions on their homes is at 45% as of the end of June, not too far off the 52% measured in November 2018.  Check out listings in Erie here.
