Single Family Homes: Winter 2017


Market Statistics for Single Family Homes: Louisville, Colorado 

Louisville remains a seller's market, but we still see a cooling off effect in place since the end of the summer. The median list price decreased from $655,000 in October to $625,000 in mid-December. As expected in the winter, Louisville's inventory has decreased from 44 single family homes in October to just 23 in December. "Days on Market" (DOM) has increased from 67 days in October, to a 86 days in December, which includes time to close. A buyer friendly trend that has remained in place since late summer is that 48% of sellers are offering price reductions in December, up significantly up from March's 9%.  Check out all current Louisville listings here.

Market Statistics for Single Family Homes: Superior, Colorado 

This report below shows a steady, but constant low supply of homes in the Town of Superior, with only 12 single family homes on the market in mid-December, a reduction from 17 in October. Homes currently on the market as of mid-December have a median list price of $502,000, which is a reduction since October's $525,000, and much lower than the mid-August median price of $629,900, representing an decline as we look back to December 2016, when the median list price was $545,908.  Similar to Louisville, 33% of sellers have decreased their prices this winter, versus none (0%) in March and 39% in mid-August.  "Days on Market" (DOM) has increased this winter, by about two weeks  from 59 days in October to 73 days in mid-December, which includes the time required to close.  Check out all available listings in Superior here

Market Statistics for Single Family Homes: Lafayette, Colorado 

The report below shows inventory levels dipping considerably from 89 in October to 48 in December, for single family homes demonstrating a winter lull, however Lafayette's home prices are keeping a steady trend since the fall. Median list price has actually increased and is currently at $621,472 in December, higher than the median price of $600,000 in October. "Days on Market" has increased two weeks since the fall from 70 days as of late October to 84 in mid-December, which includes days to close. Similar to neighboring towns, 38% of sellers have decreased their price this fall, in comparison to just 9% last spring. Market Statistics for Single Family Homes: Erie, Colorado 

The report below shows us that Erie is a market with much more inventory compared to its neighboring towns with a reported 140 single family homes on the market during mid December, a decrease over October with a report of over 200 homes for sale. Homes in Erie have a median list price of $552,451 which follows a trend of increasing list prices from $539,838 in October and $534,350 in August.  Days on Market (DOM) remains has increased from 118 in October to 141 in December, which could include  the pre-sales process on new home developments prevalent in Erie, making it the longest average DOM among the East Boulder County area towns. Thirty-three percent (33%) of home sellers have decreased their price, which is consistent with August's report (38%) and but an increase over March, which reported 21% price decrease.  Check out listings in Erie here.
