Single Family Homes: Spring 2018


Market Statistics for Single Family Homes: Louisville, Colorado 

Louisville remains a hot seller's market, with very little inventory on hand for eager buyers. The median list price increased from $625,000 in December 2017 to a whopping $699,000 in early May. Louisville's inventory did not change much from the winter to spring, and currently sits at 43 homes, which is actually a slight increase from 39 homes in December. "Days on Market" (DOM) has decreased greatly from 86 days in December, to 59 days in early May, which includes time to close. Only 28% of sellers were offering price reductions in early May, which is a bit more friendly to buyers, up from 9% in March 2017.  Check out all current Louisville listings here.

Market Statistics for Single Family Homes: Superior, Colorado 

This table below shows that the Town of Superior shares a similar theme as its neighboring Louisville, with a very small supply of only 39 homes for sale in early May 2018. The median list price for homes in Superior has made a huge jump from $502,000 in December to $754,000 in early May 2018.  Note the mid-August median price was $629,900, so we can assume due to low inventory the numbers are easily skewed .  Only 27% of sellers have decreased their prices as of early May, versus 33% in December, however, none (0%) in March 2017.  "Days on Market" (DOM) is currently at 47, way down from 73 days in mid-December, which includes the time required to close.  Check out all available listings in Superior here

Market Statistics for Single Family Homes: Lafayette, Colorado 

The table below shows inventory levels up a bit from 48 homes for sale in December, now at 62 in May 2018.  However Lafayette's home prices are keeping a steady trend since the winter. Median list price has increased and is currently at $624,000 in early May, slightly higher than the median price of $621,472 in December. "Days on Market" has decreased by two weeks since the winter from 84 to 58 in May, which includes days to close. Similar to neighboring towns, 29% of sellers have decreased their price in the spring of 2018, in comparison to just 9% last spring (2017). Market Statistics for Single Family Homes: Erie, Colorado 

The table below shows us that even though inventory dipped a bit since the winter, Erie is a market with much more inventory compared to its neighboring towns. With a reported 141 single family homes on the market during early May, this represents a slight decrease over mid-December when we saw over 165 homes for sale. Homes in Erie have a median list price of $569,610 today, which follows a trend of increasing list prices from $552,451 in mid-December 2017 and $534,350 in August 2017.  Days on Market (DOM) has remained steady at 141 today which was the same in December. This could include the pre-sales process on new home developments prevalent in Erie, making it the longest average DOM among the East Boulder County area towns. Twenty-two percent (22%) of sellers decreased their price in early May, which is lower than August 2017 (38%)  and lower than December 2017 (33%), but an increase over March 2017 (21%) price decrease.  Check out listings in Erie here.
