Single Family Homes: Spring 2017


90-Day Market Statistics for Single Family Homes: Louisville, Colorado 

Louisville remains a strong Seller's market with the median list price up to $689,000 as of mid-March 2017, well over the December's medium price of $650,080.  We also see that inventory in March has decreased to just 33 single family homes, down from 53 in December, which marks a signal that we will continue to see low inventory like we did last time this year. The metric "Price per Square Foot" is inching downward and is now at $237/SqFt (the statewide average is about $199/SqFt). This explains the reason that the average home size for sale has also decreased, now down to total 2,725 SqFt. We also see "Days on Market" (DOM) has decreased quite a bit and is now at at 48 days (it was at 67 days in December), which includes time to close. Check out all current Louisville listings here.

90-Day Market Statistics for Single Family Homes: Superior, Colorado 

This report below shows a decreasing supply of homes in Superior, with only 27 single family homes on the market, below the average of 40 listings we saw last August.  Homes currently on the market mid-March are listed just above $684,900, representing a huge increase since December (when the median list price was only $545,908).  The price per square foot is still more affordable than in neighboring Louisville, at $188/SqFt.  "Days on Market" (DOM) has decreased this spring for Superior to 51 days, which includes the time required to close.  Check out all available listings in Superior here

90-Day Market Statistics for Single Family Homes: Lafayette, Colorado 

The report below shows inventory levels climbing up to 92 listings in mid-March (compared to 80 in December 2016). Despite increase in supply, median home list prices have rose up and are at $609,117. The Price per Square Foot dropped a little since the winter at $192, which is still more affordable than Louisville, and a little more than Superior, but more expensive than Erie.  "Days on Market" has increased since the summer and winter of 2016 and is at 92 days  as of mid-March, which includes days to close. Check out available listings in Lafayette here.

90-Day Market Statistics for Single Family Homes: Erie, Colorado 

This report shows us that Erie is a market with much more inventory compared to its neighboring towns with a reported 144 single family homes on the market during mid-March. Homes in Erie currently on the market have a median list price of over $506,851, which is a large increase over December's report of $472,254.  The Price per Square Foot of $149 is a slight increase over last winter, but despite its increase, this metric continues to demonstrate that Erie is a town where buyers will get more home for their money.  Days on Market (DOM) is just under four months at 111 days, which may be skewed by new home developments, which could include pre-sales making it the longest average DOM among the East Boulder County area towns. Check out listings in Erie here.
