Single Family Homes: Fall 2017


90-Day Market Statistics for Single Family Homes: Louisville, Colorado 

Louisville remains a fairly strong seller's market, but we are continuing to see the cooling off effect remain in place since the end of the summer. The median list increased a bit to $655,000, surpassing August's medium price of $649,000.  We also see that inventory has decreased from 66 single family homes in August to just 44 in October.  We track "Days on Market" (DOM) has increased from 46 days in August to 67 in October, which includes time to close. An buyer friendly trend that has remained since late summer that 48% of sellers are offering price reductions in October. This is slightly down from August's 50% but significantly up from March's 9%.  Check out all current Louisville listings here.

90-Day Market Statistics for Single Family Homes: Superior, Colorado 

This report below shows a steady, but constant low supply of homes in the Town of Superior, with only 17 single family homes on the market in October, a reduction of 33 in August. Homes currently on the market as of late October have a median list price of $525,000, much lower than the mid-August median of $629,900, representing an reverse trend as we look back to December 2016, when the median list price was only $545,908.  Strikingly, similar to Louisville, 47% of sellers have decreased their prices this summer, versus none (0%) in March and 39% in mid-August.  "Days on Market" (DOM) has increased this summer fall for Superior to 59 days, which includes the time required to close.  Check out all available listings in Superior here

90-Day Market Statistics for Single Family Homes: Lafayette, Colorado 

The report below shows inventory levels still remaining high, compared to Louisville and Superior, sitting at 89 listings for single family homes in late October versus 96 listings in early August (compared to 92 in March). Median home list prices have also remained steady since the summer and are currently at $600,000 in October, a slight decrease over August's median list price of $603,975. "Days on Market" is also remaining steady since the spring and summer months and is  at 70 days as of late October, which includes days to close. Similar to neighboring towns, 35% of sellers have decreased their price this fall, in comparison to just 9% last spring. 90-Day Market Statistics for Single Family Homes: Erie, Colorado 

The report below shows us that Erie is a market with much more inventory compared to its neighboring towns with a reported 210 single family homes on the market during late October, an increase over mid-August with a report of 192 homes for sale. Homes in Erie have a median list price of over $539,838, which is a small increase over the median price noted in August, which was $534,350 (but a large increase over the December 2016 median price of $472,254).  Days on Market (DOM) remains constant with August's report, just under four months at 118 days, which may be skewed by new home developments, which could include pre-sales making it the longest average DOM among the East Boulder County area towns. Thirty-nine percent (39%) of home sellers have decreased their price in the past 90 days, which is consistent with August's report (38%) and but an increase over March, which reported 21% price decrease.  Check out listings in Erie here.
