As a recovering fix 'n flipper myself, who has experience in this area from Colorado to California, in my opinion, the hardest part of any renovation process is accurately estimating my costs.  When I started buying up fix and flips in the 1980s, I had to do it the old fashioned, very time consuming way: ask several of my favorite contractors to come on site, write up an estimate and then I would do more calling around and comparing with my business partners to see if I had the estimating figures correct. Of course, over time I learned some basic formulas that would help guide me.  But for those of you just starting out this process, fortunately for you, has evolved to your benefit!

When it comes to home design ideas, I always look to the experts. No matter what the time of year, which room I am focused on, I end up slightly overwhelmed and doubting my instincts.  To get some perspective on the 2018 home design  I took in the advice of Colorado design expert from Kim Cieplik, a specialist with Solid Rock Custom Homes.  According to a recent interview with Kim,  her “real world” research suggests some colorful trends to the autumnal months in 2018.

Like most of you, I've see lots of trends come and go, but this one caught my attention: upper-level living rooms are emerging as a sought-after space among homeowners.  According to Realtor Magazine, homeowners are attracted to second-floor living rooms, which are doubling as "lounges".  These spaces can be cozier than the more traditional living areas on the first floor. Sometimes these upstairs living rooms are being called  “pajama lounges”, as they offer more privacy and due to their proximity to bedrooms. We real estate agents, are seeing these lofty living spaces to include furnishings such as cozy sofas, a kitchenette, a media center, and reading nooks.
